FIRE DOORS

Fire-rated doors are a key component of any passive fire protection system. When correctly installed, these passive fire protection installations can slow down the spread of smoke and flames, buying more time for people to evacuate the area while reducing overall fire damage.

Fire Door Inspections and Maintenance

Regular fire door inspections are required in Queensland to ensure the proper functioning of fire doors in the event of a fire. Spartan Fire is a fully licensed and insured company that specializes in conducting all types of fire door inspections. Our team of door inspectors are highly qualified and experienced in this field. Following a fire door inspection, a thorough Record of Maintenance will be provided, which highlights the condition of each door, identifies doors that have successfully passed the inspection, and identifies any doors that have failed. In the case of non-compliant doors, a comprehensive quote will be issued to address and rectify any identified defects.

We offer a comprehensive range of door maintenance services, including replacement hardware, door realignments or adjustments, and installation of compliant hardware. Furthermore, we are experienced in rectifying issues with fire doors, particularly those caused by changes or alterations to floor finishes that result in a tight or large gap under the unit fire door. We collaborate closely with building managers, body corporate bodies, committees, and centre managers to ensure we deliver the optimal solution for your building.

Fire Door Certification

All newly supplied and installed fire doors must be tagged and certified. A new certification plate will be affixed to each fire door, displaying a unique tag number, year of manufacturing, door manufacturer, hour rating, and certifier. Upon completion of the tagging process, a certificate of compliance and schedule of evidence will be provided, along with a form 16 if necessary. These compliance documents should be stored in a readily accessible location as part of the building’s log book.

All testing, repairs, installation, and certification are conducted in accordance with the Building Code of Australia, Australian Standards, and local Legislative requirements.
